We are committed to offer you the highest of professional service at all times. To assure you that your property is marketed to its fullest potential and to obtain the highest possible market value, the following will be completed:
Pre-Listing:
- Order and Review Preliminary Title
- Prepare CMA (Current Market Analysis) to determine fair market value for your property and answer any questions you may have
- Prepare and sign listing contract
- Provide basic cleaning and hire professional carpet cleaners if needed at our expense
- Half off the first month of home staging-let us illuminate your home’s charm
- Coordinate with contractors, locksmiths, stagers and landscapers times to view and do work, inspect their work and give you daily reports and photos with their progress
- Hire professional photographer to take photos of your home
- Create virtual tour of interior of home and layout
Marketing:
- Input listing into NWMLS
- Upload Seller’s Disclosure Statement, Legal Description, Lead Based Paint and other documents to NWMLS
- Place a “For Sale” sign, flyer box and lock box on the property
- Create and deliver color brochures to your home every week
- Send agents with listings in the same area, a flyer of your property
- Place your listing on the Windermere web site and on my personal web site: www.michellemarkwood.com
- Advertise your home on Trulia.com, Zillow.com, other real estate company’s websites with a complete photo gallery of interior and exterior pictures
- Promote your home on Facebook and Instagram
- Schedule your property for the NWMLS Broker’s Open Tour
- Host Saturday/Sunday Open Houses when you desire and bring refreshments
- Arrange showings for other agents and buyers
- Contact you every week with verbal or email progress reports
- Review marketing activities with you and send a progress report every two weeks
- Pick up every card that is left by Realtors and contact each personally for feedback
Offer Negotiations:
- Represent and advise you in all offer presentations in order to generate the highest profit on your home
- Negotiate transaction with buyers’ agent and make sure the entire transaction is as smooth and bump-free as possible!
- Obtain Mutual Acceptance
- Assign Escrow and Closing Agent
- Turn a copy of the transaction in to the appropriate parties
- Change status of your home to Pending or Pending Inspection on the NWMLS
- Obtain Earnest Money Receipt
- Negotiate inspection response
- Follow through with buyer’s lender to make sure they are on track to reach the closing date
- Assist appraiser to accessing the property and answer any questions
- Review HUD Statement from Escrow prior to closing
- Ensure signing appointments are scheduled and arrange out of state signing with escrow
- Handle key exchange with buyer’s agent and making sure stager’s items are removed from the property at the home to make sure no damage is caused.
